Unnamed Condo to replace Tom Sarris' Orleans House restaurant

Curtis & Facchina Development has proposed to replace the restaurant with a condominium building. The JBG Companies has proposed a mixed-use development for the entire block including a 367,000 square foot office and 466,000 square foot residential building.

Arlington County has not yet approve the rezoning of this property located just south and east of Key Bridge in a difficult location. Developer originally proposed a 16-story building but due to resistance of local residents, businesses, and government groups, the plans reduced the building to 10 floors in 2004, and then to 8 floors in 2005.

Developer plans a mixed-use development including 141 residential units and about 35,000 square feet of ground floor retail space. The developer will demolish the Taco Bell and Dr. Dremo's Tap House building between Wilson Blvd. and Clarendon Blvd. just east of N. Courthouse Road. Units will range from one to three bedroom units.

Delivery date is unknown. Construction will start in early 2008. Arlington County approved rezoning plans in February 2007.

The developer acquired the rights to the design developed by the Georgelas Group to redevelop the site of the former Safeway store into a mixed-use development. The original plans for the project included a new 177-unit condominium, 34,000 square feet of retail space on the first floor, and 14,500 square feet of office space.

The developer has filed plans to replace the popular Carpool bar and pool hall with a mixed development including an 18-story building with 188 condo units and 6,000 square feet of retail space on the ground floor. Also, the existing Webb office building would be torn down and replaced with a 10-story office building with 180,000 square feet of space. A four-level underground garage would include 212 parking spaces.

Developer filed plans with Arlington County in 2006. Delivery date unknown.

There are 84 condominiums that are part of a mix-use development planned by JBG in the Rosslyn area bounded by North Lynn, North Moore, 19th Street, and Wilson Blvd.

Halstead at Arlington

An 8-story project that includes 269 condominium units and 42,350 square feet of retail space which includes a planned Harris Teeter. Located on Columbia Pike near South Walter Reed Drive and S. 11th Street, the project incorporates the historic faзade of the Arlington Hardware store and provides a new home for the Arlington Free Clinic.

Construction is expected to start in mid-2006. Arlington County approved site plan in July 2004.

Spire, The (formerly the Fairmont)

At the end of July 2006, it has been reported that the developer has put this much debated project on hold. In early 2006 Arlington County approved a 23-story all-glass building with 237 condominium units and 9,200 square feet of retail space on the ground floor. The building will be part of the Arlington Gateway complex. The developer and Arlington County will construct a new western entrance to the Ballston Metro subway station. Designed by WDG Architecture .

The original plans called for a 20-story condominium building with 154 units and retail on the first floor.

Delivery date is scheduled to be early 2009 with ground breaking to take place in mid-2006. Site plan amendment approved in January 2006.

IN February 25, Arlington County recently approved revised zoning that will now allow the development of an eight-story residential building on the church's land. Instead of condos, the development will become a rental property.

Previously, the Virginia Supreme Court ruled in favor of a lawsuit filed by neighbors. This is an unusual mixed-use development which includes a 116 unit property (assumed to be condominiums) in a 10-story building and the reconstruction of the First Baptist Church of Clarendon with the preservation of the existing 107-foot church steeple. This was approved by Arlington County in October 2004.

Delivery date is unknown. Project is on hold as of September 2006.

The Club on  Quincy

The new developer has filed an amended plan for 124 units, 3,400 square feet of retail space, and 9,300 square foot theater. Back in July 2005, the Arlington County Board approved the previous developer's plan for a 12-story building with 135 units to be developed at the site of the parking lot of Arlington Funeral Home on N. Fairfax Drive and Quincy.

Vista on Courthouse

This project was first advertised in the Washington Post in March 2005 as Condominiums in Shirlington. This is a conversion of the 527-unit Shirlington Overlook apartments. Delivery started in late 2006 for Phase I and 2007 for Phase III. First advertised in March 2005.

Woodbury Park North

AHC refinanced its existing apartment complex and began building two 9-story high rise buildings, one with 99 market rate condos and the other with 108 new affordable apartments.
